High mortgage rates and elevated home prices have made homeownership increasingly out of reach for many Americans.

However, recent real estate data shows that renting offers massive monthly savings over buying in several major metropolitan areas.

According to a Zumper analysis of the 83 largest U.S. cities, renting saves households anywhere from $1,400 to over $8,500 every month compared to owning a home.

Here are the top cities where renting provides the biggest financial relief:

1. San Jose, California

  • Ownership Premium: $8,593 per month
  • Median Home Price: $2,030,000 | Median Rent: $3,073
  • With a price-to-rent ratio of 55, San Jose offers the nation’s single largest cost gap between buying and renting.

2. Anaheim, California

  • Ownership Premium: $5,702 per month
  • Median Home Price: $1,442,900 | Median Rent: $2,514
  • Orange County buyers face steep ownership costs, making local rental units a far more budget-friendly alternative.

3. San Francisco, California

  • Ownership Premium: $3,832 per month
  • Median Home Price: $1,350,000 | Median Rent: $3,926
  • Despite high overall rent prices, buying in the Bay Area remains vastly more expensive than signing a lease.

4. San Diego, California

  • Ownership Premium: $3,208 per month
  • Median Home Price: $1,050,000 | Median Rent: $2,818
  • High interest rates and seven-figure home valuations make renting the clear winner for coastal Southern California residents.

5. Seattle, Washington

  • Ownership Premium: $2,575 per month
  • Median Home Price: $772,600 | Median Rent: $1,972
  • Pacific Northwest buyers save thousands each month by renting instead of buying entry-level homes.

6. Los Angeles, California

  • Ownership Premium: $2,325 per month
  • Median Home Price: $858,500 | Median Rent: $2,670
  • Southern California’s massive housing market continues to favor renters over prospective buyers looking for relief.

7. Portland, Oregon

  • Ownership Premium: $2,077 per month
  • Median Home Price: $585,800 | Median Rent: $1,506
  • Moderate rent prices paired with steep mortgage payments give Portland tenants over $2,000 in extra monthly cash flow.

8. Salt Lake City, Utah

  • Ownership Premium: $1,928 per month
  • Median Home Price: $576,500 | Median Rent: $1,378
  • Though out-of-town rental interest is rising, renting in Salt Lake City remains significantly cheaper than buying.

9. Milwaukee, Wisconsin

  • Ownership Premium: $1,687 per month
  • Median Home Price: $417,900 | Median Rent: $1,299
  • Midwestern buyers still face high monthly ownership premiums despite lower baseline home values relative to the coasts.

10. Reno, Nevada

  • Ownership Premium: $1,662 per month
  • Median Home Price: $602,900 | Median Rent: $1,735
  • Reno rounds out the top markets where leasing keeps monthly housing expenses manageable compared to purchasing.

Real estate experts note that while homeownership builds long-term equity, current market dynamics make renting a smarter short-term move for budget-conscious households.
